Municipal zoning codes determine the types and locations of allowable land uses, guide the design of structures and sites, and inform the management of properties. Municipal zoning codes also activate the land use recommendations established in community planning initiatives. The Town of Pittsford's Zoning Code (Town Code Chapter 185) was adopted in 1992 and amended multiple times thereafter (most recently in June 2020). Over time, shifts in markets and technologies, and  continuing planning initiatives, including the Town’s recent local plans and studies such as  the 2019 Comprehensive Plan and 2020 Joint Town and Village Active Transportation Plan, drive the need to update the Zoning Code. The Update will better align Town regulations with the community’s current needs and goals.

Current Updates

6/27/23 Update:

To date the Town Board has reviewed and revised proposed draft updates of Zoning Code sections covering signage, mixed-use districts, commercial districts, industrial districts, signage, lighting, parking and design standards. 

Most recently Town of Pittsford staff working on the Zoning Code revision have prepared their draft update for residential zoning districts.  This section of the Code includes items such as permitted uses, development standards, subdivision regulations and setback lines.  The Staff draft has been handed over to the Town’s consultants, Bergmann Associates, for review and additional comment and supplement.   We will schedule a Town Board review of the final proposed residential sections once we’ve received them from Bergmann.

Once final proposed drafts to the remaining Code sections are completed, as reviewed and revised by the Town Board, a complete draft of the proposed new Zoning Code will be released for public hearings. You will find it on this Zoning Code Update webpage.  The Town will provide public notice of its availability through the Town eNews and Facebook page.
